BC Additions & Suite Rules in 2026

BC’s housing rules have changed significantly. Under the Small-Scale Multi-Unit Housing legislation (Bill 44, and Bill 25 in 2025), most single-family lots can now add far more living space than before. Here’s what that means for your addition, and how we handle it.

More Units Allowed As-of-Right

Most single-family lots now permit a secondary suite plus a detached unit (like a laneway or garden suite). Standard lots often allow 3 to 4 units, and lots near frequent transit can allow up to 6, without a rezoning.

North Vancouver Bylaws Updated

Local governments across BC, including North Vancouver, updated their zoning bylaws to comply by the June 30, 2026 provincial deadline. We stay current with the District and City requirements so your project is planned correctly.

Setbacks, Height & FSR Still Apply

More units does not mean unlimited size. Front, side, and rear setbacks, height limits, and Floor Space Ratio (often around 0.6 in single-family zones) still shape what fits. We confirm these before design, so there are no surprises.

Secondary Suites Built to Code

Legal suites must meet BC Building Code rules for a separate entrance, fire separation, egress windows, smoke alarms, and minimum ceiling heights. We build them fully compliant and ready to rent.

Permits, Engineering & Inspections

Second storeys and larger additions need a building permit, stamped structural engineering (to confirm your foundation can carry the load), energy compliance, and inspections. We manage all of it, and flag if a development variance is needed.

Energy Step Code Compliance

New additions must meet the BC Energy Step Code for insulation and efficiency. We build to these standards for a warmer, quieter, lower-cost space year-round.
